先交接,后装修,能把装修费用一并加入房屋贷款中吗?

案例一:你千辛万苦终于找到了理想的房子,唯一不满意的是地下室没有完成。你计划在交接后马上装修地下室,可是没办法拿出装修所需的35,000,你的个人LINE OF CREDIT限额只有15,000, 利率也太高了, 你还能买这个房子吗?
案例二:屋主急卖房子,你也愿意趁机低价买入。 只是厨房和卫生间的年龄比你还大,需要彻底翻新,预计费用25,000. 你又不想在交接后, 马上又支付一笔律师费,做REFINANCE, 而且购房一年之内,大多数银行也不会批准。 怎麽办?
有一些银行提供此类“房屋改进贷款”,允许你将装修费用加入房价中,最高金额达改进后房价的95%,房款加装修款享受正常的房屋贷款低利率, 分摊在25年还款期限,资金压力会大大减小。
以第一案例为例:
房屋价格: 400,000
装修费用:25,000
改进后价值:425,000
最高贷款额:425,000X95%=403,750
最低 首付: 425,000X5%=21,250
贷款操作过程:
1. 在申请贷款的同时,你需要提供装修的具体内容及报价,包括装修材料, 完成时间,自己做或装修公司名称,等等。
2. 银行认定并批准改进后的新价值。
3. 装修费用加入到贷款总额中。
4. 房屋交接时, 律师从银行收到正常的首付以外的贷款,顺利完成交接。
5. 银行验收,确保全部装修工作完成。
6. 律师再发放装修费用给客户
注意环节:
1. 有些银行对装修金额有限制,例如不得超过房价的10% 或者40,000.
2. 取决于具体银行, 装修工作必须在交接后30-90天完成
3. 如果装修金额不大,例如15,000 以内,有些银行免掉验收
